So why have a survey? Finding a reliable contractor can be a difficult task but with one of our inspections you can be sure that any repair issues have been identified first time around. On completion you will receive a detailed property report which can be passed onto a contractor of your choosing in the knowledge that there will be no substantial hidden extras or job variations. We will also provide a free quotation to carry out any works required to the property.
Should you choose Aird Property Services to carry out your project, we have a wide range of fully qualified, fully insured tradesmen to compete the works with an average turn around time in as little as 7 days.
What happens once works are finished? Where applicable one of our surveyors will post inspect the works carried out to ensure that the correct standard is met on every occasion and will then sign off the property for completion.
And to finish we will provide you with an itemised invoice for your records along with any required certification. We will also offer to schedule you're property for automatic 6 monthly or annual inspection along with periodic gas and electrical testing as requested
FIRST INSPECTION (STEP 1)
Our Surveying team
Think of it as a property MOT.
Our maintenance surveyor will carry out a full property inspection and identify any general maintenace, disrepair, damp and mould and HHSRS requirements along with an internal stock condition survey so that you are able to budget for any likely planned works in the future.
On completion we will provide an itemised report showing any essential, recommended, and optional repairs required to the property.
SPECIFICATION OF WORKS (STEP 2)

Following our inspection we use our report to provide you with a detailed fixed price quotation using a National Schedule of Rates meaning no hidden extras or variations. We will also include lock change, gas and electrical safety check, boiler service and an energy performance certificate if requested to give you and your new tenants complete peace of mind.
Do you already have a contractor in mind or like more than one quote? No problem, you can even use our report!
REPAIRS & IMPROVEMENTS (STEP 3)
Your property is in good hands.
We have a wide range of vetted, fully qualified and competent professionals on hand to carry out your project with our average turn around times from inspection to completion in just 10 Working days!
Any planned works to include a complete kitchen, bathroom or boiler replacement may take a little longer.
POST INSPECTION (STEP 4)
Our surveying team
On completion our maintenance surveyor will post inspect any works carried out to ensure that the required standard is met every single time and varify your properties completion.
In the unlikely event that a component has been delayed, we will arrange to carry out any additional works in occupation.
COMPLETION & CERTIFICATION (STEP 5)
Our admin team
Once signed off by our surveying team we will issue an itemised invoice for your records along with a gas (GSC) electrical (EICR) and energy performance certificate (EPC) where requested.
We also offer a key safe service where we can store your keys at the property on completion to help with any future viewings and inspections.
